Portfolio of Cold Storage Depots, Hanoi, Vietnam
SLP Environmental was appointed to conduct and report combined Phase 1 and Phase 2 Environmental Site Assessments (ESAs) supplemented with high-level Environmental, Health and Safety Compliance Reviews (EHS CR), for a portfolio of cold storage facilities in Northern Vietnam. The objective of the studies was to determine i) the contamination status of each Target Property, and ii) the compliance status of the facilities located on each Target Property with respect to key Vietnamese Environmental , Health and Safety (EHS) regulatory requirements.
The Phase I ESA assessments comprised of a site and environs reconnaissance, interviews with key informants, and desk study to determine the landuse history and the physical and biological setting at each Property. This enabled the development of a preliminary conceptual site model (CSM), and determination as to whether potential Recognised Environmental Conditions (REC) were connected with the Target Properties.
The Phase 2 ESAs comprised of an intrusive site investigation that targeted the likely release areas identified during the Phase 1 ESA. The scope of works included concrete coring, the rotary boring of soil bores and the installation of groundwater monitoring wells in each soil bore.
Soil and groundwater samples were recovered and submitted to an ISO:17025 accredited laboratory for analysis for a range of potential contaminants of concern (PCOC). The laboratory test results were compared with Thai and International Screening Values to determine the contamination status of the Properties. A wellhead elevation survey was also undertaken to determine the hydraulic gradient in the shallow aquifer underlying the Target Properties.
The EHS Compliance Review comprised of a review of permits and related documentation, observations made during the onsite audits and interviews with key personnel with responsibility for EHS performance.
The findings of each combined study were presented in a standalone Environmental, Health and Safety Due Diligence Assessment Report, which provided clear conclusions, recommendations and an overall environmental risk rating for each Target Property.
