15 Hectare Land Parcel, Kamphaeng Phet, Thailand
SLP Environmental was appointed to conduct a pre-acquisition Environmental Due Diligence (EDD) assessment of a large land parcel located in Kamphaeng Phet, Northern Thailand. Our client was considering the acquisition of the study site and as part of their transaction due diligence process appointed SLP Environmental to determine whether there were any potential environmental liabilities associated with the ownership of the land. The client also instructed SLP to conduct an Environmental Impact Assessment (EIA) Screening Study to determine whether an EIA was required for the client proposed redevelopment scheme.
The study was conducted and reported in accordance with guidance presented in ISO: 14015 (2001) – Environmental Management — Environmental Assessment of Sites and Organizations and cognisant of the International Finance Corporation (IFC) Environmental Health and Safety Guideline for Food and Beverage Processing (2007).
The scope of works comprised a detailed inspection of the property and its environs, interviews with key informants, consultations with regulators, desk study and research pertaining to the physical and biological environment, historic landuses, protected areas and the legislative context.
The study included an assessment of the environmental sensitivity of the study site area and a qualitative risk assessment for each identified potentially vulnerable environmental receptor and an overall environmental risk rating for the study site. The report clearly identified the primary potential adverse environmental impacts associated with the proposed development and included clear and concise roadmap style guidance on the appropriate next steps.
