SLP Environmental was appointed by one of Asia’s largest diversified real estate groups to perform enhanced environmental due diligence (EDD) on a 18 hectare mixed landuse property as part of a business transaction due diligence process.
The primary objectives of the study were to determine whether there are any potential soil and groundwater contamination liabilities associated with the Target Property (Phase 1 Environmental Site Assessment as per ASTM 1527), and assess other non-ATM scope potential environmental risks such as flood risk, water scarcity risks, extreme weather risks, seismic risks, biodiversity/ecological risks and cultural heritage risks (Supplemental Environmental Due Diligence).
The Enhanced Phase I ESA study comprised of a two day site and environs inspection combined with interviews with property owner representatives and other key informants. The site inspection focused on identifying any indications of the potential presence of soil and/or groundwater contamination on the property itself, as well as the contaminative potential of neighbouring landuses.
Desk study and research was conducted with respect to; site setting and zoning, historic landuses, geology, hydrogeology, hydrology, climate and meteorology, flood risk potential, ecological and cultural heritage sensitivity.
This information was utilised to determine the environmental sensitivity of the Target Property, and whether there was evidence of any Recognised Environmental Conditions (RECs), as defined under ASTM 1527-21, connected with the Target Property.
SLP prepared a draft standalone Phase 1 Environmental Site Assessment Report for the Target Property which provided a description of the works, the findings, conclusions and recommendations. Supporting documentation such as figures, charts and a detailed photolog were provided in the report appendices.
Once the client comments on the draft were received and actioned, the report was finalised for issuance to the client.
