SLP Environmental was appointed by a global beverage company to perform a Phase 1 Environmental Site Assessment (ESA) on a large land plot located Hlae Gu Township, Yangon, Myanmar. Our client was considering leasing the property to construct a logistic and warehousing facility and as part of their internal business transaction due diligence process instructed SLP Environmental to perform the environmental due diligence. The primary objective of the study was assessing whether there were any Recognised Environmental Conditions (e.g. potential soil and groundwater contamination liabilities) associated with the Subject Property that could have a material impact on the business transaction.
The study was conducted and reported in general accordance with the practice presented in ASTM E1527-13 and the scope of works comprised of a site and environs reconnaissance, interviews with key informants, consultations with the property owners and neighbouring land users. Desk studies were also undertaken to determine the landuse history of the area and the physical and natural environmental setting.
These studies culminated in the determination of the environmental sensitivity of the project site area and an assessment of the contaminative potential of neighbouring properties. SLP constructed a conceptual site model (CSM) for the subject property in order to examine potential linkages between sources of contamination and sensitive environmental receptors (e.g. soils, surface water groundwater and ecology) which aided in the determination as to whether any Recognised Environmental Conditions and/or De Minimis conditions (as defined under ASTM 1527) were associated with the subject property.
The reporting included an outline scope of works and cost estimate to conduct a follow on Phase 2 Environmental Site Assessment at the Subject Property.
